Title

As far as real estate is concerned, a title denotes a set of rights assigned to a particular property. Liens, taxes and unpaid mortgages on real estate are encumbrances. Listed in legal documents, we will gather all the documents needed from the courthouses and recorders' offices for you.

Current Owner Search

When performing a current owner search, we look up the current owner of the property and the latest deed with consideration. Searches are started from the most recent date and then moved backwards. Vesting Deed, Current Tax Status, County Assessment information, open mortgages, judgments, liens, and legal description are captured. In most cases, this search is performed for the origination of Home Equity transactions, short sales, foreclosure auctions, and pre-tax auctions.

Two Owners Search

Two-Owner Title Search searches for the last two owners in the chain of title of the property. Search is done by searching from the current date backward. The details included in the report include vesting deeds, current tax status, county assessment data, open mortgages, judgments, liens, and legal descriptions. In most cases, this search is conducted for Home Equity transactions, short sales, foreclosure auctions, and pretax auctions.

Full Search

This is the most detailed type of title search. The search is performed for the current and previous owners and includes liens and judgments against all owners, the current and past. For full statutory periods applicable to the state, a name search is conducted to locate any general liens, such as judgments and tax liens. Furthermore, if any defects, liens, or encumbrances are specifically mentioned in the documents revealed during the search, they must be reported as exceptions, unless they have been properly disposed of. For an additional pricing, we also do historical searches up to 50 years old for property liens, easements, CC&R covenants, conditions and restrictions, agreements, and resolutions and ordinances affecting real estate.

Update / Bring Down Search

As part of the closing process, we also conduct an update search on the subject property from the date of the last search to the present time. A report will be provided containing all the documents posted or recorded during the search period.

Deed Search

Deed searches are commonly performed in order to verify that the Full Value Deed is on file and to establish Chain of Title.

Mortgage Search

We perform this search primarily to check open mortgages / trust deeds that relate to a specific property, as well as additional documents such as Assignment, Modification, Subordination and Substitution of Trustee, and upload the search documentation in the file.

Legal and Vesting search

During the search, all relevant deed documents are pulled and a vesting deed is identified. Address, parcel number, owner's name, legal description, and tax information are captured, and a report is produced.
